Hillcrest, Mission Hills & Clairemont Dr
Three connected neighborhoods, one canyon corridor. Here's what each one is actually like to own or rent in.
Hillcrest
Hillcrest is San Diego's densest walkable neighborhood — pre-war courtyard buildings, mid-rise apartments, and infill multifamily sit blocks from Balboa Park, Fifth Avenue's restaurant row, and the trolley. Tenants here pay a premium for walkability over square footage, and turnover tends to be faster than the other two neighborhoods, so listing and screening speed matters more.
Typical stock: courtyard apartment buildings, duplex-to-eightplex multifamily, a handful of converted single-family homes.
Mission Hills
Mission Hills sits along the canyon rim above Old Town, known for Craftsman bungalows and Spanish Revival single-family homes on quiet, tree-lined streets. Owners here tend to hold long-term, and tenants tend to stay longer too — the priority is finding the right household, not filling the vacancy fastest.
Typical stock: Craftsman and Spanish Revival single-family homes, a smaller number of low-rise multifamily buildings near Washington Street.
Clairemont Dr
Clairemont is San Diego's classic postwar suburb — single-story ranch homes on wider lots, plus low-rise apartment courts built in the 1950s and 60s. It's close to I-805 and Mission Valley, and rental demand skews toward families and longer-term tenants looking for more space per dollar than the coastal neighborhoods offer.
Typical stock: single-story ranch homes, small apartment courts (4–16 units), some duplexes.
